Welcome
We are the Surveyors Ombudsman Service (SOS) , the Ombudsman service set up to sort out complaints about Chartered Surveying Firms, Surveyors, and Estate Agents from consumers using their services.
We were set up by The Royal Institution of Chartered Surveyors (RICS) to handle complaints about its members.
We have been approved by the Office of Fair Trading (OFT) to run an estate agents redress scheme and can handle complaints about Chartered Surveyors, Surveyors and Estate Agents which have chosen to become a member of the service.
The SOS is entirely independent
We provide a free and independent service. Our job is to investigate complaints fairly by listening to both sides of the story and looking at the facts.
We can only look at your problem if one of our members is involved, so it is very important that you check this first.
The Chartered Surveying Firm, Surveyor or Estate Agent you are complaining about will provide you with a copy of its complaints handling procedure (CHP).
The CHP will outline if the firm is a member of the Surveyors Ombudsman Service. If the firm refuses to provide you with a copy of its CHP, then you should contact the Royal Institution of Chartered Surveyors.
